The project aims to create an industrial-commercial site with a very high standards of urban, architectonic and landscape quality to be taken as a model for future similar plans in Italy and Europe but mainly, thanks to its characteristic, wants to be attractive to the investors.

The design has integrated all the aspect of environmental sustainability to present a new industrial district, where the landscape impacts are mitigated by natural reintegration. The area hosts a community of manufacturing and services enterprises, linked by a common management, seeking to improve their economic and social performances through a seriour collaboration in caring about environmental issues including the use of the different resources (such as energy , water and materials).

This integrated approach aims to obtain collective benefits superior to those that would be achieved by the sum of all individual companies performances. In synthesis the environmental policy objectives of this industrial park are:

  • Efficient use of resources;
  • Reduction of environmental impacts;
  • Management of interactions between the environment and local communities.

In general, the common services may be the most different: from the environmental management systems of individual production processes, logistics, exchange of secondary materials, recruitment of new businesses, the external promotion, training, emergency team or more common services such as catering, cleaning and management of its green areas.

From the perspective of the urban layout of the project, the plan criticize the traditional scheme followed in Italy, by creating industrial zones caracterized by their low standards of quality in architecture and urban planning; especially for the excessive use of land.

The idea of the project is to bring the buildings as closer as possible, within the lots, in order to form "clusters", surrounded and linked by new roads. The roads have limited width: the vehicles will follow a slower speed and meet no crossings in such a way that viability will be safer.

Along the roads every building is facing outward and has a sufficient area for parking and loading. Finally the grouping of buildings would give continuity to the urban landscape and an increased presence of green surfaces.
